Bathroom Renovation: Stages and Key Details

In a bathroom, mistakes usually hide in the layers nobody sees. The right order from strip-out and pipework to waterproofing, tiling and fixtures.
The bathroom is one of the smallest rooms in a flat, yet it demands more care during a renovation than almost any other. Water, steam, electricity and heavy ceramics all meet in a tight space. A mistake in the finish is visible and can be fixed; a mistake in the waterproofing or pipework tends to surface months later on the ceiling of the neighbour below.
Start the plan with the sanitary ware
Before browsing tile catalogues, decide what goes where: a bath or a shower enclosure, a wall-hung or floor-standing toilet, the width of the basin, the washing machine, the towel radiator. Each item fixes the exact position of a water outlet, a drain connection and a socket.
If you choose a wall-hung toilet or concealed mixers, space must be set aside in the wall for the mounting frame and a service recess. Changing that decision later means removing tiles that are already laid. That is why fixture models are chosen at the very start and their technical sheets are handed to the installer.
Strip-out and renewing the hidden systems
Once old tiles, plaster and floor layers are removed, the real condition of the pipes and walls becomes visible. Old metal pipes are usually replaced entirely, because a weak joint left behind new tiles is a future leak. The drain line is checked for fall: a flat or back-falling pipe leads to blockages.
Wiring in a bathroom needs special attention. Sockets go where water cannot splash them directly and have moisture-resistant housings, and the circuit is protected by a breaker and a residual current device. Earthing of a metal bath and pipes should not be forgotten.
Pipes and cables are tested before they are covered: the water system is held under pressure and every joint is checked for moisture. A photo or a short record of this test is very useful later.
It is also important to record, with measurements, where the pipes run inside the wall. When a mirror, shelf or towel rail is fitted later, that record removes the risk of drilling into a pipe. Wherever possible, keeping valves and joints behind an access panel means no tiles have to be removed for future repairs.
Waterproofing: the invisible layer that matters most
Waterproofing covers the whole floor and the lower part of the walls, and goes higher in the shower area. Corners, the floor-to-wall junction and pipe penetrations are the weakest points, so dedicated tapes and collars are used there.
Before applying it, the surface is cleaned of dust and primed. The product is applied in the number of coats and with the drying times the manufacturer specifies. Where possible, a flood test on the floor before tiling is worthwhile: a thin layer of water left for a day will reveal any weak spot.
Floor falls and the drain
If a level-access shower or a floor drain is planned, the floor has to fall towards the drain. That slope is formed in the screed; it cannot be corrected with tiles. The height of the drain must also match the level of the waste pipe, otherwise the floor has to be raised and a step appears at the door.
Tiling, ventilation and final fitting
A setting-out drawing is prepared before tiling: where the joints meet, whether thin cut strips land in plain view, whether the drain and access panels line up with the grout lines. Large-format tiles need flatter walls and more precise workmanship.
Tile adhesive and grout are also chosen for a wet environment. In the shower area, low-absorption, flexible grouts stay clean for longer. If the joints are treated with a penetrating sealer once fully cured, soap and limescale cling to them less.
Ventilation is often overlooked. The draw of the existing shaft is checked and, if needed, a fan with a backdraft damper is fitted. In a poorly ventilated bathroom even the best finish ends up with mould and darkened grout.
Finally the sanitary ware is fitted, joints are sealed with silicone, and every tap and waste is tested. A short checklist helps at handover:
- water runs to the drain and no puddles remain on the floor;
- no tiles sound hollow when tapped;
- silicone joints are continuous;
- the fan and sockets work;
- meters and valves are easy to reach behind access panels.
